Frasers Group latest acquisition: Braehead Shopping Centre

Frasers Group has completed its acquisition of Braehead Shopping Centre in a transaction valued at approximately £220 million, marking a significant expansion of the retail group's rapidly growing property portfolio.

The 1.1 million square foot destination in Renfrew, between Glasgow City Centre and Glasgow Airport, was purchased from SGS UK Retail and represents a strategic addition to Frasers' Elevation Strategy, which concentrates on enhancing the quality, experience and performance of its retail environments across the United Kingdom.

Established in 1999, Braehead is Scotland's largest retail and leisure destination, welcoming more than 15 million visitors annually. The centre operates as one of Scotland's highest-performing retail locations, generating considerable economic value from a catchment that represents the UK's largest retail spend outside London. The destination currently accommodates over 100 leading retail names, including Ikea, Primark, Marks & Spencer, Sports Direct, Flannels and NEXT, providing a diverse range of shopping and leisure experiences for consumers across the region.

The acquisition reinforces Frasers Group's commitment to investing in high-potential physical retail destinations and forms part of the group's broader strategy to combine multi-brand retail operations with property ownership. This approach has proved successful in enhancing asset performance and creating productive retail destinations that serve as anchors within their local communities.

Over the past year, the centre achieved year-on-year footfall growth of 3 per cent and consumer spend growth of 4 per cent to June 2025, significantly outperforming the Scottish market average of just 0.1 per cent. Tenant confidence remains robust, with 16 brands renewing or extending their leases during 2025 alone.

The centre has positioned itself as an experience-driven destination through strategic leasing decisions. In a significant development announced prior to the acquisition completion, Braehead has become the UK debut location for SuperPark, the Finnish indoor leisure and recreation concept. The 30,000 square foot facility, which opened in early 2026, features 40 attractions including adventure challenges, sporting games and freestyle activities, substantially diversifying Braehead's retail offer and enhancing its appeal to consumers seeking immersive experiences alongside traditional shopping.

Michael Murray, Chief Executive of Frasers Group, characterised the acquisition as an important step in delivering the group's property ambitions. He stated that the purchase "cements the group's position as a leading operator and champion of physical retail destinations while unlocking greater opportunities to serve communities with the best brands, environments and experiences possible."

Claire Barber, Chief Executive of SGS UK Retail, confirmed that the sale formed part of the company's longer-term strategic plan. SGS, which acquired Braehead in 2020 following the collapse of former owner Intu Properties, successfully stabilised and enhanced the asset during its stewardship, attracting new brands and improving its commercial performance ahead of the sale.

Braehead joins Frasers Group's expanding portfolio of quality retail assets, including Overgate Centre in Dundee, Frenchgate Shopping Centre in Doncaster, Princesshay in Exeter, Fremlin Walk in Maidstone, Junction 32 in Castleford, The Mall in Luton, St Nicholas Arcade in Lancaster and The Olympus Centre retail park in Quedgeley. The group's property division generated £13.9 million in revenue during the 2025 financial year, representing a 19.1 per cent year-on-year increase, underscoring the strategic importance of property investment to group performance.
