Lettings and property management group Dwelly has completed its fourth acquisition of the year with a deal for a firm based in Leicestershire. The acquisition of Albery Tyson adds approximately 250 fully managed properties to Dwelly’s network.
The deal also further strengthens the company’s presence across the Midlands region, building on its December 2025 acquisition of SBK Lettings. Post-acquisition, the Albery Tyson portfolio will be folded into SBK Lettings in Market Harborough.
Albery Tyson director Marcus Ainsworth said that, having built the business over many years, it was vital to identify a partner that understood the value of local relationships and working culture to a successful independent agency.
He continued: "What stood out with Dwelly was that their approach isn't about stripping businesses back or removing what made them successful in the first place. They genuinely value the people, the reputation and the local knowledge that independent agencies have spent years building.”
Ainsworth added that he was confident the integration with SBK Lettings would provide the firm’s clients and landlords “with the benefits of stronger operational infrastructure and technology, whilst maintaining the local service and expertise they’ve always known."
Dwelly’s Head of M&A, Sam Humphreys, said that the firm had seen a huge amount of interest from agency owners interested in exploring a sale since its recent funding raise, but highlighted that its approach to M&A has “never simply been about scale.”
Humphreys continued: "What we look for are businesses with strong local foundations, great people and a reputation that has been built over many years within the communities they serve. The Albery Tyson portfolio is a great fit in that respect and further strengthens the excellent platform already established through SBK Lettings within the Midlands market.”
"Our approach is centred around supporting and empowering strong local businesses and we believe the people within these businesses are the real value. Our role is to give them the tools, technology and operational support to continue growing at a higher level."
Factors including a thriving lettings market, widespread fragmentation and growing investment from overseas are driving a wave of consolidation in the UK's estate agency sector
