A portfolio of 11 UK holiday parks that generated turnover of £41.4 million in 2025 has been brought to market by Colliers’ specialist park team. The portfolio, formerly part of prominent holiday park operator Cove Group, spans approximately 3,000 pitches and employs around 450 staff.
The portfolio is currently operating under the oversight of a specialist management team, with offers being sought either for the shares or the business and assets.
The sites comprise around 2,564 developed caravan pitches, including 1,707 private holiday homeowner pitches, 454 letting lodges and caravans and 108 residential park home pitches, while the remainder is made up of vacant pitches, staff units and touring caravan pitches.
There are also an additional 484 potential pitches to be built across the portfolio, giving an overall total of 3,130 pitches.
Having generated profit on its turnover of £41.4 million last year, the portfolio is forecast to achieve increased revenue and profit in 2026, following the introduction of a new management team.
The portfolio is primarily located in west Scotland, with eight parks in the region comprising approximately 1,764 caravan pitches and 218 letting lodges and caravans. The sites in west Scotland include flagship parks at Loch Lomond, Hunters Quay and Drimsynie, which were acquired in 2022.
Springwood Park in Kelso, Scottish Borders, is a predominantly private-owner holiday park with 179 owners. The site has planning permission for up to 255 caravan pitches.
Solway Holiday Village in Cumbria is a substantial mixed holiday and residential caravan park with consent for approximately 934 pitches. The park is currently developed with 149 private holiday homeowner pitches, 135 letting lodges and caravans, 110 touring pitches and 108 park home pitches.
Gwel an Mor in Cornwall is a coastal family resort, consisting of 64 privately owned holiday lodges and 83 letting lodges. The site also has a golf course, as well as significant scope for expansion.
Richard Moss, head of UK parks agency at Colliers commented: "These are well-established, formerly family-owned parks operating in popular holiday destinations, with robust underlying fundamentals. This is an interesting case with many positives; numerous operational efficiencies have been implemented in recent months meaning the trading outlook is positive.”

Moss added that, despite facing significant economic and trading headwinds in 2024 and 2025, the future of the UK holiday parks sector looks positive, amid sustainable demand for UK holidays, with a substantial level of investor interest in the market expected.
