A freehold development site in Ashford, Kent, with planning consent for a 75-bedroom care home has been sold by specialist care developer Frontier Estates to an unnamed national care operator.
Terms of the deal have not been disclosed. The site was sold following a confidential sales process handled by property adviser Christie & Co.
Planning permission was granted in June 2026 for a care home with wetroom facilities and communal areas including a cafe and bistro with a terrace patio, a hair and beauty salon, a family room, a cinema, lounge and dining spaces, terraced balconies and landscaped gardens.
The site sits a short distance from Ashford town centre and forms part of the former Ashford Hospital, most of which has been redeveloped for residential use. Frontier Estates identified it as suitable for C2 use given a demonstrable undersupply of both wetroom and dedicated dementia beds in the area.
Mike Mansall, Development Director at Frontier Estates, said: "We are delighted to have completed the sale of this prime site in Ashford. From the outset, we recognised the acute need for high-quality, purpose-built care and dementia beds in the local area, and we are incredibly proud to have designed a state-of-the-art facility that will directly address this shortfall."
"Handing the project over to such a highly regarded national operator ensures that future residents will receive exceptional care in a first-class environment."
Sara Hartill, Director and Head of Healthcare Development and Investment at Christie & Co, said: "Kent continues to be one of our most successful geographies for C2 land development thanks to its compelling demographics which are underpinned by excellent demand and supportive affluence indicators."
"Ashford presented operators with the unique opportunity to secure a presence in a town which demonstrated a clear need for newbuild provision."
