Safestay Kensington Holland Park, a 300-plus bed hostel on London’s Holland Park Avenue, has been put up for sale with an asking price of over £3 million. The hostel is located in the East Wing of a Grade I-listed Jacobean mansion that dates back to 1605, offering a mix of heritage architecture and modern accommodation.
The property features 331 bed spaces set across 38 bedrooms, in addition to extensive communal lounges, a cafe bar, restaurant and outdoor terraces. The hostel sees a strong mix of business from backpackers, international visitors, leisure groups and educational travellers.
The leasehold sale is described as representing an opportunity to acquire one of the capital’s most recognisable hostel operations, located in a unique and historic building within a prestigious area.
Set in the Holland Park estate, the hostel is located just a short walk from Holland Park underground station, offering excellent connections to London’s West End, Kensington High Street, Notting Hill, Paddington Station and tourist attractions across the city.
The hotel leasehold is being offered free of branding, with an asking price of offers in excess of £3 million. The sale is being handled by specialist business property adviser Christie & Co.
Andrew Evangelou, Head of London Hotels at Christie & Co, said: “The demand for well-located budget accommodation in Central London continues to be underpinned by strong inbound tourism, educational travel, sporting events, and group travel, with hostel accommodation providing an affordable alternative to traditional hotels. Transactional activity in this sector remains incredibly strong with several hostel sales in the first half of 2026.”
Elton Chang, Associate Director - Hotels at Christie & Co, added: “Following the successful sale of Safestay Glasgow Charing Cross, we are delighted to launch this opportunity. We expect strong interest and encourage interested parties to get in touch with us.”
