A Lake District hotel development opportunity on the shores of one of the region’s most famous lakes has been brought to market with an asking price of £2.5 million. Pearsall House, situated on the western shore of Lake Windermere, was originally built in 1973 and planning permission has been secured to transform the site into a luxury hotel.
The property, which is currently vacant, formerly served as the offices and laboratory of the Fresh Water Biological Association. The current owner saw an opportunity to develop Pearsall House into a destination lakeside hotel, with no luxury hotels having been located on the shores of Lake Windermere in over a century.
Planning permission has been granted to develop the property into a luxury boutique hotel with lake views. Plans include the replacement of the property’s flat roof with a pitched, slate roof that blends with local architecture, as well as landscaping to fit the local surroundings.
Initial work has begun, but with the owner looking to retire, specialist business property adviser Christie & Co has been instructed to market the property for sale, offering a new owner the opportunity to complete the work.
The unnamed owner, an experienced hotelier and property developer, described Pearsall House as “a once-in-a-lifetime opportunity to create a bespoke, luxury hotel on the shores of Lake Windermere.”
They continued: "Having worked tirelessly to gain planning permission for the project and started the first phase of the development, I am now wishing to retire, and I want to pass the opportunity on to a new owner who also shares the vision to complete the development and create a spectacular destination hotel in the most amazing location."
