A prominent pub in the Cotswolds has been put up for sale, in what is described as a “rare opportunity” to buy “a unique hospitality venue”. The Royal Oak, on Cirencester Road in Tetbury, has been brought to market by specialist business property adviser Christie & Co on behalf of its owners.
Constructed from traditional yellow limestone and with period features including exposed beams and traditional fireplaces, The Royal Oak was restored in 2013. In addition to the bar and restaurant areas, the inn offers six en-suite letting bedrooms, providing an additional revenue stream in what is a popular Cotswolds destination.
The exterior of the property includes a cobbled courtyard and extensive beer garden, which comes with an outside bar and airstream food trailer, providing the capacity to host seasonal trading, private events, outdoor catering and pop-up concepts.
The property also includes private accommodation, suitable for owner-operators or management teams.
The Royal Oak attracts strong visitor footfall throughout the year and has previously been visited by His Majesty The King. It is featured in a number of Cotswolds tourist guides as one of the area’s best places to eat and stay and has received numerous awards.
The current owners of The Royal Oak described the property as “a warm, characterful pub with rooms at the heart of the community”, adding that it has “huge potential”.
The sale process is being managed by Graeme Clifford, business agent at Christie & Co, with a freehold asking price of £925,000.
Graeme Clifford commented: The Royal Oak represents a very rare opportunity to acquire a highâquality, wellâestablished Cotswolds pub with real depth and potential.”
"From its excellent letting bedrooms to its recognition in 'Best of the Cotswolds' guides, this is a business that truly stands out, and we anticipate strong interest from both experienced operators and lifestyle buyers looking for a unique hospitality venue in one of the region's most desirable market towns."
