AI-enabled property technology group Dwelly has added more than 500 fully managed properties to its portfolio with its eighth acquisition of the year so far. The acquisition of West Midlands firm AP Morgan’s lettings business takes Dwelly’s total number of properties under management to nearly 14,000.
AP Morgan, which was founded in Redditch, has built a strong presence across the Midlands through its residential sales and lettings operations, with branches in Redditch, Bromsgrove, Longbridge, Stourbridge and Shirley.
The company’s lettings business will now be integrated into Dwelly’s platform, retaining its existing team while introducing the group's operational systems in order to support compliance and property management.
Under the agreement, AP Morgan’s founding team will retain ownership of the company’s residential sales business.
According to Dwelly, the acquisition reflects growing demand from estate agency owners seeking to sell lettings divisions and focus on residential sales.
Dwelly’s Head of M&A, Sam Humphreys, commented: “Our acquisition activity this year reflects the confidence that agency owners are placing in the model we’ve built. Increasingly, we’re speaking to businesses that recognise the growing complexity of the lettings sector and want a partner that specialises in helping those businesses continue to thrive.”
Humphreys described AP Morgan as a prime example of the type of business Dwelly seeks to partner with, saying the firm “has a fantastic reputation, an experienced team and a strong presence within its local market, all of which made it an incredibly attractive addition to the Dwelly family.”
He continued: “Importantly, this isn’t about changing what has made the business successful. By retaining the existing leadership team and investing in the technology and operational infrastructure behind the scenes, we can remove much of the administrative burden that modern letting agents face, allowing them to spend more time delivering the service and relationships that clients value most.”
