A prime coastal development opportunity has been launched to the market in Dorset, with Savills inviting offers for a site that already has planning permission for a luxury apartment scheme.
Located at 31 and 33 Wharncliffe Road, Highcliffe, near Christchurch, the site extends to 0.88 acres and currently comprises two detached residential homes. Planning consent allows for their demolition and the construction of 19 new apartments across two three-storey blocks, complete with basement parking, cycle storage and landscaped areas.
The proposed development has been carefully designed to reflect the character of the area, which features a mix of traditional detached houses and larger apartment complexes. A central landscaped courtyard will separate the two buildings, creating light and space while also offering sea glimpses through the site. Importantly, three mature pine trees along the frontage will be retained, enhancing both the appearance and environmental value of the scheme.
The homes are expected to appeal strongly to buyers seeking modern coastal living in a sought-after neighbourhood. Highcliffe, situated between Christchurch and the New Forest, is known for its beaches, cliff-top walks and strong transport links, making it popular with both downsizers and second-home buyers.
Vanessa Patel from Savills’ South Coast Development team said: “The sale of 31 and 33 Wharncliffe Road offers a rare chance to deliver a premium coastal scheme within an established and desirable residential area. With planning permission already in place, the site is ready for a developer to move forward quickly.”
Savills has set a deadline for offers at 12 noon on Thursday 18 September 2025. Given the site’s location and planning status, strong interest is anticipated from regional and national developers looking to bring high-quality apartments to the Dorset coast.
One of the best ways to find properties below market price is to look at recent administrations.
