The Conon Bridge Hotel, located just south of Dingwall at the start of the North Coast 500 route, is up for sale on a freehold basis at a fixed price of £195,000.
The hotel, which is currently closed, is on the market with business property specialist Christie & Co. The building dates back to the 18th century and has been owned by the Proudfoot family, who have operated it as a hotel and are now selling in order to retire.
The inn is on the town of Conon Bridge’s high street, it has 12 letting rooms, as well as two bars with 80 covers, the 40-cover Crispins restaurant and a beer garden. The price has seen a significant reduction since the hotel was initially put on the market for £285,000 in 2018.
Stuart Drysdale, director at Christie & Co, said the sale “presents an excellent opportunity for an individual or couple to re-establish this small hotel in the village.”
“The property is ideally located to take advantage of visitors to the region and specifically the NC 500 route.”
Positioned at the western tip of the Cromarty Firth, the hotel offers the potential for development into a hub for visitors, with hundreds of thousands of tourists flocking to the North Coast 500 route every year. There is also scope for a redeveloped hotel and bar to become the local pub for residents of the small town.
Christie & Co describe the hotel as “centrally located within the North Highlands”, adding that it “is located at the start of the NC 500, which is now established as a major tourist route within the Highlands.”
