The Totnes Rare Breeds Farm in South Devon has been put up for sale for offers in excess of £700,000. The freehold sale includes the farm, a café and a grade II listed two-bedroom owners’ cottage with garage workshop, all set on a site of around two acres.
The sale is being handled by property firm Bettesworths, acting as sole agent. Bettesworths described the farm as “an amazing home and income opportunity, superbly located in an idyllic semi-rural location, yet on the edge of the popular market town of Totnes in South Devon.”
Totnes Rare Breeds Farm has a widely varied collection of rare animal breeds, including Pygmy Goats, owls and alpacas, among many others. The farm includes several pathways leading to a range of different paddocks and outbuildings. Other features include a woodland walk, the newly renovated pets corner and hatchery and several private buildings including further paddocks and two detached stable blocks.
The garden cafe is open to the public, with customers not required to visit the farm itself. The cafe area itself has a well-equipped commercial kitchen and covers for between 16 and 20 customers. There is also an adjacent outdoor covered seating area with covers for around 42 and an external garden with 10 picnic benches.
Opened in 2002, Totnes Rare Breeds Farm is a well-established business with strong turnover, operating annually from March to the end of October. The business currently operates between the hours of 10am to 5pm, with one owner, two full-time managers and additional volunteer help. The cafe operates with a seasonal staff of between 8 and 12.
According to Bettesworths, the business, like many other visitor attractions, suffered a dip in turnover as a result of COVID-19 restrictions. However, the property agent says that, following its reopening in April 2021, the business has rebounded strongly, with turnover returning to previous levels.
Bettesworths say that specific trading figures for the business will be provided to genuinely interested parties after a formal viewing, which can be arranged through the agency.
