A 147-acre woodland plantation in Stirlingshire has been put up for sale for offers of over £850,000. The sale of Gartmore Woodlands comes at a time when demand for UK timber is rapidly growing, with forestry sales expected to exceed £300 million in 2021. The sale also includes the land’s sporting rights.
Located in the Loch Lomond and Trossachs National Park, the plantation is mixed commercial and broadleaf. According to property agent John Clegg & Co, Sitka spruce is the woodland's principal species, but it also includes various other mixed conifer species.
The property’s listing states: “The Sitka spruce is showing good growth rates and has the potential to produce a wide and valuable range of quality timber products. There are an assortment of other mixed conifer species scattered throughout the woodlands which will produce a significant volume of timber when they reach maturity.”
“Some areas of the woodlands have been thinned over time to maximise growth rates and crop quality. The low elevation, good soils and excellent access allow for this practice to continue in current and future rotations. Ongoing forest management will be important to ensure the value and structure of the woodlands are maintained.”
John Clegg & Co said that the site offers the potential for immediate income, with some of the woodland close to harvesting age. The majority of the site’s trees were planted in the 1970s and 1990s, but some older areas were planted in the 1960s.
