A 300-year-old public house in the Bromyard Downs in Herefordshire is set to be brought to market in an auction later this month. The Royal Oak, which has been closed since 2020, is due to be brought to market in a livestreamed auction by Bond Wolfe on October 26.
The freehold pub, located in Norton approximately a mile north-east of the popular market town of Bromyard, will be put up for auction with a guide price of £275,000-plus. According to Bond Wolfe, there is significant opportunity for the eventual buyer to further develop the business.
The pub is situated on a 2.7-acre plot, which also features a small, one up, one down cottage adjacent to the pub, providing further development potential, as well as a car park. The main pub building itself consists of a main entrance leading to a self-contained function room, lounge and dining area and open bar, all located on the ground floor.
The pub, which served a wide array of food and drinks prior to its closure, features a full kitchen and has a large beer garden, providing access to further grounds. There is also manager’s accommodation above the pub, comprising three bedrooms, a living room, bathroom and kitchenette.
Commenting on the sale, Bond Wolfe Managing Director and Auctioneer James Mattin said: “This is a 300-year-old, character-filled public house that until its closure in 2020 offered a wide range of food and drink with a large, picturesque beer garden. This is an excellent opportunity to reopen and further develop the property to benefit from its sought-after location.”
Mr Mattin added that buyers considering alternative potential uses for the property would need to apply for the relevant planning permission.
