A pub in the Somerset village of Kingsbury Episcopi has been put up for sale by its owners. The Wyndham Arms, which is housed in a building dating back to the 17th century, generated average annual turnover of around £300,000 prior to the COVID-19 pandemic.
The pub is currently closed and is being marketed for sale on a freehold basis by estate agents Sprosen Grosvenor at an undisclosed guide price. The pub’s key features include two trade gardens, a car park with room for 30 vehicles, commercial kitchen, first floor function room and conservatory.
Also included in the sale are a three-bedroom owners’ home and a skittle alley located in an adjacent detached single storey building to the rear of the pub.
Sprosen Grosvenor says in a listing for the property: “The Wyndham Arms is built from honeyed ham stone as is much of this beautiful village which has an active community feel, village school and village shop.”
The pub comprises a front customer seating area with room for around 35 customers, a bar servery, rear seating area with room for 15 customers, patio area with room for 30 customers and a lawned garden with seating for 50. The interior features flagstone flooring, beamed ceilings, stone fireplaces and exposed stone walls.
Sprosen Grosvenor adds that there is significant scope to develop the pub’s sales, especially by growing its food business, with the business having historically traded with a 70 per cent split of wet sales.
