The King’s Head, a pub and microbrewery in the Suffolk town of Bildeston, is up for sale with a guide price of £310,000. Located in a Grade II listed building that dates back to the 14th century, it became a pub around 500 years ago.
A microbrewery was incorporated into the pub in 1996, with the current owners taking over the business in 2008. The King’s Head has built a reputation in the local community as a real ale pub, offering a supply of home-brewed ales and local guest beers.
Prior to the pandemic, the pub was well-known in the area as a music venue that hosted gigs, open mic nights and other events, such as pub quizzes.
The pub has an open-plan bar and large outside beer garden with a children’s play area and seating for around 40 customers. Across the first floor and an attic conversion there is also owners’ accommodation.
The pub features a fully-fitted kitchen, beer cellar and large store. The brewery is fully equipped and functioning, featuring a full range of brewing equipment. The current owners have offered to provide the pub’s buyer with instruction on the brewing process.
Agent Fleurets is handling the sale of the property and described the business as having “genuine scope” and added that it is “able to demonstrate a good level of profitability”. The agent said the pub has traded lightly under its current owners, closing Monday and Tuesday, and only offering lunchtime opening hours over the weekend. Fleurets said that the new owner could likely increase revenue by operating the pub with longer hours.
Fleurets said: "This is an award-winning pub and has an abundance of atmosphere and character to include an inglenook fireplace and log-burning fire with exposed original timbers."
