Administrators have brought a 14th century hotel and spa in Surrey to the market with a freehold asking price of £8.25 million. Joint administrators Glen Carter and Damian Webb of RSM UK have appointed property advisor Christie & Co to market the freehold for the Lythe Hill Hotel & Spa near Haslemere, Surrey.
The hotel features 60 bedrooms and suites, a Tudor restaurant, lounge, pizzeria and bar, along with three flexible function suites that can hold a capacity of up to 200 people. In addition to its existing bedrooms, the hotel also has planning consent for an additional 36 rooms.
The site, which is set within 19.1 acres of landscaped grounds, also includes spa and leisure facilities, including an indoor heated swimming pool, gym, dedicated treatment rooms, yoga studio and relaxation lounge.
In addition, the estate also features a lake and private helicopter pad, as well as Lythe Hill Farm, a three-bedroom bungalow on a 2.66-acre plot of land, which offers scope for further development, subject to planning permission.
Named the Best Wedding Venue in the South East at the Wedding Industry Awards in 2022, Lythe Hill Hotel is a popular wedding venue and also regularly hosts other private functions and corporate conferences.
The sale process comes after the hotel fell into administration in March 2025. Despite this, it has continued to trade successfully over the intervening months.
Joint administrator Glen Carter commented: "Since our appointment, we have taken proactive steps to stabilise operations at Lythe Hill Hotel & Spa, ensuring continuity of service and preserving the hotel's strong market presence.”

Christie & Co Regional Director Ed Bellfield said that the sale was “a unique opportunity to acquire a well-known trading hotel and spa business in the Surrey countryside”.
Bellfield added that the hotel offered “the potential to increase future income via implementing the current planning permission for an additional 36 bedrooms and extension to the spa."
