The Holiday Inn Express Liverpool in Hoylake, Wirral has been put up for sale with a £3.5 million price tag. The asking price represents around 2.75x multiple of the hotel’s turnover of £1.27 million for the year ending March 31 2019, on which it generated EBITDA of £336,462. More recent trading figures have not been provided.
The property is being marketed for sale via RightMove by the Manchester office of property agent Christie & Co’s, with the current owner/operators of the hotel seeking an exit after several years running the business. The property is currently held on a long-leasehold title for a 125-year term beginning May 29 2012, while the Holiday Inn Express franchise runs on a 20-year term.
The hotel is set over approximately 1.2 acres and features 56 bedrooms across three floors. In addition, there is also a bar and restaurant situated on the ground floor, as well as extensive conference and events facilities.
According to Christie & Co, the hotel is well-located on the Wirral Circular Trail road, with good access to the King’s Gap beach and Royal Liverpool Golf Club. The hotel is around 10 miles from Liverpool, 45 miles from Manchester and approximately 20 miles from Chester.
It is in close proximity to Hoylake train station, offers good nearby bus links - including to Liverpool - as well as easy access to the A540, which connects to the M53, M56 and M6. As a result, Christie & Co says, the hotel holds a strong appeal to leisure and corporate guests alike.
Christie & Co commented: "Our clients have owned and operated the hotel for a number of years and are now looking to exit. We feel this is an ideal opportunity for an experienced operator/investor to take over a ready-to-run branded hotel business.”
"The operation is currently fully managed with a strong structure already in place with c.12 salaried and eight hourly-paid members of staff, however we have been advised that the current GM is not staying with the business post sale."
