Pub operator Stonegate Group, the UK’s largest pub company, has put 23 pubs across England on the market as it continues with its restructuring plan. The group has instructed real estate company Savills to sell the properties.
The 23 sites, which include a number of pubs in London, are all let on long leases with annual Retail Price Index linked rent reviews. The pubs can be sold either individually or as small packages.
Stuart Stares, Director in Savills licensed leisure, commented: “Pubs are proving to be a resilient and increasingly attractive asset class, driven by the sector’s strong fundamentals – long leases, index-linked rent reviews and resilient trading performance.”
“Investor confidence is being buoyed by improving trading performance, significant reinvestment by operators and a more favourable economic outlook – including falling interest rates and steady consumer demand. As a result, we’re seeing renewed appetite for well-let pub assets, particularly those with long-term growth potential.”
Stonegate Group has experienced massive growth since it was founded in 2010 with 33 pubs. In March 2020, it became the UK’s largest pub company through its acquisition of rival chain EI Group.
The group, which is backed by private equity firm TDR Capital, now has more than 4,500 sites, under brands including Be At One and Slug and Lettuce.
However, the group’s scale has not made it immune from headwinds impacting pub and bar operators and the hospitality industry more broadly. Earlier this year, the company began preparing for job cuts as it faced rising cost pressures and was reported to have engaged restructuring firm AlixPartners over recent months to advise on as many as 150 job cuts across its head office and central functions.
